Oreokitty, just some thoughts about your house. I know that you are likely covered in snow still, but is there something you could do about curb appeal? Your house is so lovely inside, but pretty plain on the outside. Just looking at the exterior MLS photo someone might skip over it especially when the market has lots to choose from. Just a thought.
I know someone who bought a home in Tuscany a few weeks ago. Hers has a view of the Olympic ski jump thing. It seems to be a very nice area with mostly stucco houses she said, which is quite a change from what we are used to seeing in Ontario newer subdivisions. She said her house was in the high $600K range and the asking price was mid $700K. I have seen photos and it looks like something that would sell in the high 300K range here.
She said at the time there weren't that many homes to choose from in the size they were looking at but theirs had been on the market for about 6 months and the owners were desperate to sell so reduced the price substantially. It was an investment property so the owners could afford to do that wheras if it's your primary residence most people cannot afford to reduce the price by $50K.
Perhaps if you don't really have to move at this time it might be better to hold tight and ride this out until things settle down.
Oh my....I have to say I am really familiar with that area (truth be told there is actually a picture of the house I had there on the MLS right now (see my gag response start because that was a big mistake house for me) because the house next door to it is up now too) and when I sold 4.5 yrs ago there were maybe 10 houses available (mind you there weren't as many houses up there as there are now either). Last couple of years I bet maybe 30 or so at a time and now they show 144 listed (and that's just houses)! Holy cow.
I just checked the neighbourhood I'm in now too and when I bought 2 years ago (the time of frenzy) there were maybe 4 houses and 3 of them were total dumps plus this semi dump I bought, now there are 34 and I noticed the house across the street threw up a sign today so that makes 35). I guess they aren't kidding when they say there is a glut of houses on the market (I think the news mentioned a 12 mo inventory right now vs the usual 3 mo).
One thing is for sure, your house is presented really well but you are really up against a lot of competition. how about we do a collective fingers crossed for you so yours goes before the rest?
There's way too much inventory in Calgary right now... too many houses for sale. Your houses seems to be priced correctly though... hang in there!
Trynto is right the higher end houses take longer to sell....not to worry ,your house is lovely and will sell.....it takes that one person to come along....GOOD LUCK! :)
sorry to be paranoid...but I think maybe DBD or smoodgie should delete this thread...I wouldn't want some nutjob at your doorstep oreo......web surfers do not always have best intentions and since your address is given I would use caution.......JMO....as for your home...it is perfect....you will sell....unfortunately it takes time especially at that price range...seems to not be a starter home but a second or third level home....these take longer to sell....good luck...

Thats to bad things have really slowed down in Calgary. Here in our little town that is a resort town we have 77 condo's for sale and we need more of you Calgary people to come out here and buy them. 77 may not seem like a lot but when you only have a population of 600.
Hang in there, we tried selling our house privately for 5 months and now we're listed.
