We are finishing our bssement and building a large family room, bathroom and laundry room. We presently have a 3 bedroom home with 2 full baths and one half bath.
My question is, does it make sense to install a shower in the basement bathroom or just to install a vanity and toilet? The basement windows are very small and do not allow for egress so no bedroom will ever be built down there. I cannot see that the shower will ever be used. Should we install it anyway for future selling considerations?
I really would appreciate your help with this dilemna.

It seems like a waste to put in the shower down there if no one is going to use it. I'd just go with the 2 piece like Mrs. Peacock says.
I might suggest you check with your local government and find out what effect adding a shower will be to your taxes.
Personally if you have people come in from outside that need a shower - sending them to the basement would be ideal. If not I would avoid adding it. Another expense and upkeep that isn't needed.
|i would prefer not to install a shower at the basement because you already have 2 full baths. Just install a vanity and toilet there.
If the family room is going to include an exercise area, you may want to consider a shower in the basement bathroom.
Seeing how you already have 2 full baths and the basement will never become an apartment or have a bedroom down there, I would just go with the 2 piece.
