We are finishing our bssement and building a large family room, bathroom and laundry room. We have a 3 bedroom home with 2 full baths and one half bath.
My question is, does it make sense to install a shower in the basement bathroom or just to install a vanity and toilet? The basement windows are very small and do not allow for egress so no bedroom will ever be built down there. I cannot see that the shower will ever be used. Should we install it anyway for future selling considerations?
I really would appreciate your help with this dilemna.

You can put a bathroom and toilet room there since it can be used.
Yes you are correct, better to install it even you will not use it often but for the future when you have visitors that both of your bathroom are occupied.
