Ok Ladies...
I need your thoughts on this house. Its one we like very much, there is another one we found that we do like, but the website doesn't have pics and my boyfriend took home the floor plans ( I will post tomorrow)...
Ok what do we think of the floor plan?
Would you go for the 3 bedroom or the 4 bedroom - if you go for the 4 bedroom the laundry has to go all the way to the BASEMENT!! ICK
What do you think of the kitchen layout
Do you think its worth it to go for the optional master bath option? ( I am wanting too)
It comes with 6 free appliances - WOOOOHOOOO
Any other general impression

Good news on the house, I spoke to the builder today, and they have one in stock, just as shown in the pic. Its built but its just got the drywall up so I could still pick all the finishes and they can do a 4 - 8 month closing on it, which is perfect for us. Also because its an in stock house, they are giving 20k in free up grades!!!! plus the 6 appliances WOOOHOOOO :clapping: My boyfriend lives fairly close to where the house is, so on Friday he is going to pop over and pick up all the floor plans ect for me, then on Sunday we are going to look at it. I am so excited!
I don't know anything about buying a new-build house, but just wanted to chime in with my vote of approval on the house that you're considering :) With the recommended changes suggsted by the members here, of course!!
If this builder is like most others, pay close attention to the model of the appliances. Most choose the lower end in whatever they supply and builder appliances are notorious for breaking down in short order. it's one area that is good to upgrade when you buy as the appliance dealer can give you builder cost on better models.
Is your rental house in the Hamlet Tribute comminity? This house is there, if your is there can you tell me how the standard finishes were to pick from? Did they have lots? Also the 6 free applanicaes what were they and what brand, colour ect...

There is the option to have the seperate shower and bath, which we will be going for as I can't stand to shower in a tub either, I much prefer the seperate shower.
I am really liking the outside of this house too, I am not a fan of the garage sticking way out on the front of the house either.
As for the kitchen, I also need a TON of counter space that is untrupted, I am thinking of asking if they can move the skink to the back counter instead of the breakfast bar counter.
We are going to go and look at tihs house this weekend, we have driven around the subdivision already and really like it, and love the location. But its so hard to tell with out walking through the house. I hope we like it as much once we see it in real life.
I had a look at the plans. Everything looks great. The garage is not in front of the house. The layout looks good. The three bedroom layout looks big enough, with ensuite bathroom. The stairs are tucked away, not the first thing you see when entering the front door.
There was something I did remember that I absolutely will not buy a house without. It is a free standing shower. You will be amazed how many houses we looked at, that did not have a free standing shower. I hate showering in the tub. And I also dislike a shower curtain in a tub. It reminds me of nasty hotels, and curtains sticking to you as you shower.
Also all the bedrooms must be on the same floor. A new house should be like that. But we saw many houses where one bedroom was on the ground floor and the rest on the second level. A bathroom on each level is also a must.
A shower, the bedrooms and bathroom on the same level, and tons of counter space in the kitchen where the selling points for us.
So if you can upgrade your master ensuite and add a shower, consider it. I always find it hard to imagine all those manly husbands sitting in a bath with knees up to their ears :biglol:
Your plan looks good. My only concern is the sink on the center counter. For me that would not work. With dishes drying or piling up there.
My friend has hers like in your plan. When we get together, we always end up sitting at that counter. She always seems to be standing at the sink drinking her coffee, and I end up on the end of the counter looking at her sink (even if it is spotless). :rolleyes:
I prefer to have a sink by the wall in front of a window. Out of the way, leaving the center counter empty and spacious.
I agree with the 3 bedrooms and laundry upstairs. I also think the exterior is great and am glad to see a garage that is part of the house rather than the front of the house.

Ok I have tried to make it bigger hope this works.
I just adore the outside style of the house! I wish I could say something about the inside, but my eyes aren't the best and the picture is too small for me. I can still give you my opinion though.
First, about the 3 or 4 bedroom option... I pick 3 bedroom and have your laundry room upstairs. Later on should you ever need an extra bedroom, you have a BASEMENT!! If you're planning on kids, teens often prefer having basement bedrooms anyway. Just make sure you get extra large windows in the area you'd want to put it, and get the rough plumbing done for basement bathroom as well.
Now, as for an ensuite option... you'll NEVER regret having an ensuite, enough said :D
