Well Ladies,
My bf and I spent all day house shopping and I think we found one we love. It has everything want; 4 bedrooms, up-stairs laundry room, front porch and balcony, big kitchen with lots of usable counter space and a huge walk in pantry. We would be putting in the optional fireplace, door in to the house from the garage, and upgrading the staircase to maple. I have attached the floor plan as a PDF and here is a pic of the front of the house, I would love your thoughts on it.

Very charming house!!! I love the front porch!!....Isn't it fun house shopping!!! Just remember to think with your head and not your heart (I heard that last night on "Location, Location").... My only personal concerns are the door from the garage leading into the [I]diningroom[/I], and only one sink in the master bath.

Hi there, love the layout. Folkstone is around the corner from us! I have a few recommendations...if I was going to buy this
- run the hardwood throughout the entire living room/dining room too, don't chop it up with carpet.
- kitchen needs some work.. the walk in pantry sounds like a good idea but it's a small kitchen and you would benefit more from running the cabinets right into the L shape. Maybe add a couple of full height cupboards at the end of the kitchen by the breakfast room to act as a pantry. We visited a house a couple of weeks ago with almost the same layout kitchen and the walkin pantry was awkward andthere wasn't enough cupboard space.. or counter space I have a picture for you!
- I would also consider removing the half wal between the greatroom and breakfast area, doesn't serve a purpose and will only chop up the space and block light and flow behind the Island once you have some stools there.
- don't do a corner fireplace. If you can, do a 3-sided fireplace between the great room and breakfast room in place of that half wall
- master bedroom closet, makeup bar and bathroom. I think it is awkward. If you can, extend the walk in closet and makeup bar into 1. Make a straight wall. Realistically you'll prefer a larger closet with the ability to do some built ins than a make up bar
- this also gives you more room in the bahtroom to have 2 sinks. omg once you have it it's fantastic!!! I hope you can understand my drawing.

Is this DBF fairly recent? I do not know if I would be making plans to buy a home with him if that is the case. I know the occupancy is September as you posted, but that is a risky situation to me. JMHO
The worst/best part is that we wouldn't get it til next Sept (if it closes on time) but it does give us more time to save. i will have redecorated in my head a million times by the time we get it.

Its just a miracle that we found something we agree on, in our price range... LOL
I really do love it though, we weren't able to walk through one today, so I am going to call and beg the sales agent to find us one we can walk though later this week. But the model we were in today had the same kitchen, living room breakfast area so we at least got a feel for that part of the house.
your jealous of my silly lamp........... :biglol: :biglol: that is one beautiful looking home....im really happy for you and DBF condo! it is a home you can grow with and be there forever. :clapping:

Unfortunately that is the size most bedrooms seem to be from most of the builders we have looked at, even in the houses that are 2500 - 2900 sq ft. I wish would could find a house with bigger bedrooms but there just aren't any around. Bedrooms 2 and 4 will only have single beds in them and bedroom 3 will be a den/office with a pull out sofa for guest.
Very nice looking house, again I like how the garage is part of the house. The other thing I like is that you can't see the kitchen from the front door and there seems to be an actual entrance vs being thrust right into a livingroom.
Are the bedrooms going to be big enough for you (or is that the typical size available)? I can tell you bedrooms in this house are 11 X 11 and a queensized bed means the room is pretty much full with about 1.5' available on three sides. If you are thinking only single beds, they'd be fine.
In a perfect world it would have a 2 car garage, but its the only thing that was on our list of things that we wanted that this house doesn't have. Every other house we looked at was about 25k more than this one, and about 300 square feet smaller, plus they didn't have laundry upstairs. OH and they were all 3 bedroom.
The house looks amazing! I just wish it had a double garage but it looks so beautiful. I love the floorplan too.
