well just about done, still need to add the trim around the floor......and of course the fun part...ACCESSORIES... :D and a new light above sink and im painting the bread box white and adding a knob in the same color as cabinet knobs.
we painted the walls BM Sandy white, actually has green undertone, pics look yellow......................
removed pantry..........
layed a new floor...............
repainted cupboards and replaced black knobs.........
added a different paper backsplash
my favorite is my new window treatment...i used kippers idea, that she gave me for the bathroom, just in a shorter version....i took a regular valance and hung it on the header and took black cotton ribbon and tied the two ends up.....well i cant climb on ladders or chairs so my neighbour was so kind to come over and adjust my tie ups.
I must say the pictures dont do the colors much justice....looks much better in real life.... :) and i have added a pic of the dining area without dishwasher

Janet, have you considered adding on to your house? Do you have enough property where you might be able to add on a shed, large enough to be a workshop, have it heated and insulated? That might be a better choice than to move and add $$$$$$ to your mortgage.
if you can hold off for about 6 months Janet...I'M THERE!....lol...besides it gives me a reason to drive my car!!!!:D

Yes, dh's hobby is cars.....one day he would like to pick up an old beater and restore it, always been his dream but he will need a garage to do this and i feel he really deserves it. Oh well, time will tell.

I know what you're saying. That big house may seem great but you do really have a house that you love. IMO that is much more important that being unable to sleep because you're worrying about your mortgage payment. People used to have a house your size and 6 - 8 kids. TV spoils us. It would be nice for dh to have his garage especaially if he has hobbies that would be easier there. It's a tough decision.
Maybe you could go look. The $$ may make your decision for you. You could have fun looking. Don't tell jenjen you are 'just kicking tires'. As a future agent she doesn't want to think about this.
sure jan....we do need to make a decision, however his decision seems to be going from selling one minute and then when he thinks about adding more years on to a mortgage then we wonder if we are making a mistake....nothing is ever easy.....but by looking and seeing what we can get on our budget will help us make a decision.....whether it is to stay or move.....personally, when it comes down to it, as much as i may complain about this place, it is home to me and i could care less if we moved, but dh will never have his garage here and that is another issue.

I was just going to say the same things as DBD. Get out there and compare the competition. Is there really anything that you like. Once you find it show it to dh but if the market is hot he has to get off his patoot and make a decision. Also good to show him the crap but you should do the initial leg work. It can be fun.
YOu are right about that. We always see the problems vs the whole and when you've been out looking at houses you will see how yours stacks up and I bet will be pleased.
On that count, you know you should go out tire kicking with a realtor. Have them look at your house and show you what you could get if you bought. Then if you see an open house or house go up in the place you want (maybe even in the same neighbourhood you are in now if you like it) you would know if it's possible or not, could make an offer and run home and slam a sign on your lawn.
It really might help you decide if you go out and see what it is out there. You may decide you have the perfect house after all or you may find the perfect house, but it will make it a lot easier if you know exactly what your place is worth and how fast it could sell before you look around. it would also take all the wondering out of the picture and you and hubby might have an easier time deciding what to do.
DBD....thank you for the encouragement, i guess when you see your own home all the time, it never feels done. I guess im wanting perfection when people come in....im stressing because we have never painted inside the closets, but time is flying and if we are going to sell, now is the time to get it on the market. I told dh he must make up his mind, i cant stand living in limbo. :hairpull:

good enough, smood enough. IF there is one thing I learned with that selling and buying last year is although cosmetic type stuff might make a house sell faster than if it wasn't done, it means diddly to price. The other thing was that even if you spiff the thing up to magazine standards, chances are the buyer is going to change it anyway so all they are interested in is that it is livable but more importantly, well maintained and no big hidden expenses. I really think location is probably the biggest selling point (assuming price is right).
You would have no problems I don't think. YOU seem to have pretty much your whole house updated which is probably more than your neighbours who might be selling so your house would probably be an easy sell, even if one room was black.

DBD...the market is booming right now dbd, houses are being sold within a week or sooner of going up....ecspecially ones in our price range, well what i think would be our price range.....compared to some i have seen, ours isnt looking too badly, but for some reason i still feel things just arent good enough....that is my own insecurity.. :D

I just saw your kitchen mini make over. Everything looks so clean and fresh... from the paint to the new floor... and love those curtains on the window! Well done!
Janet don't get too sucked in to this resale neutral thing. You saw the dramatic colours that sold my house and there are lots of these TV shows that have no cream or beige or whatever at all (Open homes for one....BTW I've come to realize there are 3 of the houses they did within blocks of this house. they all still look pretty good too which is nice since I always suspect a lot of these fix ups don't hold up for long but those houses are all from a couple of years ago.).
I think it's more important the house looks well kept/maintained and that the paint is fresh (recent). the only time you really have to sweat is when it's a buyer's market. Other than that it isn't all that critical as it doesn't so much effect the price of the house as much as how fast a house sells and if the market is good, it will sell. For the most part unless the colours are really garish it doesn't matter.
no jan that was my second instinct :D .....until i watched that show i was going with a darker more dramatic color....then she said about not enhancing cabinets that your not in love with, then it got me thinking that perhaps i shouldnt go dark and dramatic....see i listen to what others say too much which causes me confusion.......i dont dislike the color we have in there, but if i didnt listen to kimberly, and have resale in the back of mind and feeling as though nothing was flowing with the gold than i would have gone with a dramatic color in the kitchen. :) i have only myself to blame :D yes, by the way i do adore Kimberly......and that is why from now on im doing things in this house the way i want, not for the next person because chances are they wont like it anyway........now i just need to stick to that... :) but all in all im still very happy with my new mini makeover...and i do still think what kimberly said about not enhancing something your not in love with, does make sense....she knows her stuff!

janet - as I recall early in the paint choosing process Kimberley Sheldon had suggested a light cream and white cabinets when the cupboards were something that you didn't want to feature. Your first instinct had been to go with that. I think Kimberley would never steer you wrong - I think you really like her.

thank you for your compliments on the kitchen.....i was just saying on another post, when i was picking a color for the kitchen i had considered a brown but couldnt find any inspiration pics of kitchens with white cabinets and dark brown walls, and then shortly after ours was painted, i found one and it looked awesome, im a bit sorry i didnt take the chance :o its frustrating always trying to decorate with resale in mind.....i need to take Kimberly Seldoms advice and just decorate the way i want....in my days of picking homes out i didnt worry about the color of the walls, i looked at the more important things....i think these tv shows that sell and stage houses has made us paranoid :p well me anyway!
yes, these are the floor tiles, they seem to be sticking down pretty good, and the seams arent getting any worse so far, i hope it stays that way because at this point its not bad enough that the floor needs to be redone, but i thought i would call them on it incase it becomes worse....

I love your mini makeover. Not that your kitchen looked bad before, but it really looks clean and fresh now. I really like the flooring that you put down and it really unifies it all by putting it through to the DR and I agree that it makes the space look bigger. Is this the floor that you were having trouble with (lifting) because it really looks good. I do like your topper on the kitchen window too - it all looks great!!
oh trust me im not too anal about pulling things out and cleaning behind, most times by the time it gets pulled out that far to sweep, there is enough dustbunnies to make a sweater....i like the wheels more for the reason that i now have three teens who share my stove and constantly spill things down the side in between the stove and counter....that is what drives me crazy...dustbunnies lol i can live with, food on the sides,,,,is just too gross! :D

Lasalle.....im happy with the kitchen and i do like the color, its soft and clean...its the same color that i used in my bathroom, which is almost identical to Sico's fenugreek, so after trying so many it was safe....however, i wish when i tried the other paints that had more color they would have turned out as i had visioned because this is one room i felt i could be more daring, remember i was thinking about the browns, but just couldnt picture it, well the other day i finally found a picture of a kitchen with white cabinets and brown walls and it looked awesome :o .....its a good thing im not able to paint...... :D

Jenjen you are probably right. Now really, just how much food is flying that requires a stove to be pulled out very often? How much extra falls that you can't get it by pulling the drawer out? This is one of those 'way too much work for what?' things to me so you have to explain I'm afraid.
Well I think it was worth the wait, what a great job. The colour looks good with the dining room and the flooring is a nice addition. Is there a clock anywhere? For some reason I can picture a chrome or black wall clock. Thanks for sharing your pictures..
Janet you did it one room done and it looks great. Love the curtain it looks really good in there and adds just the amount of contrast you need. So glad you moved the DW to the kitchen it finishes off your DR and makes good use of the space in the kitchen. Mr.C did a great job.

So there you go, the difference in thinking patterns when it comes to being a dustbunny is cleaning behind the stove would never have occurred to me. I always thought you were supposed to just pull out the drawer and maybe, and only maybe once a year or less, pull the whole stove out. So people actually do this so often they need wheels installed?

jen, the handle beside the door was installed for me to hold onto until i reached the first step, which is where the railing is to go down the stairs...so a safety thing..... :)
DBD....those are those plastic rollers that you put your appliances on to roll them out with ease...and yes it does make the stove higher than the counter, which is a pain, but they will stay under unless we put the house on the market because with those underneath, even i can pull the stove out to clean behind, that is how easy they make it...... :) DBD thank you for your kind words, even though i didnt get color on those walls for you and smoodgie...i just admire your nice color.

my guess are those long plastic things with wheels so you can roll it out a lot easier :)
i think it would work with the cork on one side, blackboard on the other...in a good respect it would create a cleaner look from the kitchen and dining room because it's more hidden around the kitchen entrance
but on the other hand...for my DH...outta mind, outta sight :laugh: if ours wasn't viewable on the way down to the rec room and in plain sight from the frig it might not be that useful :p
my guess DBD is that those are there to raise the stove up higher for J.C
Well even if you didn't use a beauteous purple I think you've made a big change in the kitchen. It looks much more up to date and fresh now. The valance does add the punch you need very nicely.
So what's that stuff under the stove feet? You know how we each have something that catches our eye right away? Well for me it's when the stove is not level with the counter and I'm betting that stuff under the feet is doing it. If they are there to save floor scratching, you can get little friction proof discs to put under the feet. The thing is if you are getting your house appraised with plans to sell you don't want any makeshift type stuff showing or it raises suspicion about the rest of the house so you might want to take care of those things.
Meanwhile, you folks have pretty much redone the whole house it seems. A lot of work, well done.
what's the handle on the wall beside the door for?
this is the door to my basement....the glass door panels you see off to the side is the back door....the darn entrance is only about 4x5 feet, i had to stand outside to take the pic of the basement door.....but i wonder if that could work....a cork on one side and a chalk board on the other.... ;)

cdn.........yes we did consider the moulding around the top of the cabinets but we felt the cabinets arent really worth much more than a fresh coat of paint...they really are due to be replaced...but great idea! thank you
luvto....yes, for you, your reno is going to be much larger, which means a bigger and longer mess....but so worth it in the end. We tried 4 different paint colors on the walls and nothing was tying in with the dining area....so we made a final decision on Sico's Fenugreek, but soon realized that we had almost a whole gallon left from the bathroom which was BM's sandy white, which is almost identical to the Sico Fenugreek......it is nice color but im sure its hurting smoodgies and DBD;s eyes to see another soft neutral :laugh: but just for them i did try a purple...overall we are happy with the final color.
trnto...........what a brilliant idea :clapping: ......i could accomplish that....i think i would do part of the cork and leave the other for the push pins......although it would have to stay where it is because the wall above the dishwasher isnt wide enough to hold the length of my board...(i measured) lol
mutanstar....in that same back entrance where you see the cork board is also my door to the basement...but to give us more space we installed a bifold.....now i guess i could do a chalkboard on one side and a cork board on the other side......
