rent??

ok...so our new house will be ready March 2nd...so i've decided that i want to start placing an add for renting out the house...just wondering what everyone thinks a fair rent to charge would be...i was thinking around the $1100 to $1250 range plus utilities

1200 sqft
3 bedrooms
1 bath
5 appliances...washer, dryer, fridge, stove. dishwasher
kitchen, family room and full basement

I think it has more to do with the type of building. If it is an apt. building, then yes, fridge/stove should be included. If it is a duplex (Montreal thing) or a house, then it doesn't necessarily have to be included if the renter agrees.

In all the places that DH and I rented over the years, we always had a fridge and stove..but having a dishwasher..and a washer and dryer..was a major added bonus!! We usually had to pay more for places with a laundry room..but it was worth it.

I have seen renters bring their own appliances too in Montreal.

I love pets and looked after mine when I was a renter. It didn't work for me when I was a landlord. The owners didn't look after their pets and the pets sure caused a lot of problems. We had said no pets but one guy was really smooth. Yours is a brand new house and could go down in value really quickly.

Even the applicants to rent the house look good in their appearance try and sneak a look into their car. If it's a pig sty you can almost count on them maintaining your house the same way.

And of course use the standard line, 'we have promised the house to someone else but they may not be able to take it, so you can come see it anyways'.

I know the house is brand new but is there any way you could add a powder room. Just about everyone wants a second bathroom nowadays.

But are those houses with double garages, brick and vinyl sidings, and with 2.5 baths? Because if am paying 1800/mnth, it better have those stuff or more

That area is growing very fast, there is lots of shopping near by, and the Durham Board is one of the best school areas in the province. I know houses around that part of Durham go any where from 1000 - 1800 per month.

I was going to say, the prices people are quoting above is not going to work, as it's all about location location location.

Like you have seen yourself, the factthat it only has one bath doesn't help it's cause. Most rented accomodations come with appliances anyway, so you might want to reduce the price to about 1k to compete with other houses.

I owned a condo. apt. I rented out, it was such a waste of time, I had 3 tenants and had to evict 2 of them, I sold the property while the 3rd set were in the apt at the time. It was more of a nightmare than a positive experience, evicting people is all well and good but it's such a long process. I would suggest requesting a copy of their tenants insurance policy as an amendment to their rental agreement and another one regarding paint colours.
I don't believe you can request a damage deposit in Ontario, which is really stupid in my opinion. Be aware that people often use relatives and friends as names on their reference checks. If they say they work at a certain place, show up out of the blue one day and find out for yourself.
When I rented I left the places in better shape than when I moved in but I quickly discovered other people aren't like me. Good luck.

Jen, can you do a police check on the renters before everyone signs on the dotted line? You might have to pay a fee, but it might be worth it. Good luck :)

i download the lanlord/tenant act...and oh ya do they have more rights than you...but it's over 90 pages...so i have a lot of reading and decifering to do...LOL...worst case...i'll call my lawyer...i know you have to give 24 hours written notice...and thanks O ;)

I think you have to call first....and you should really read up on the landlord/tenant act.
Tenants have so many rights you may not be aware of.
We almost invested in a rental property, it didn't work out after the home inspection, but I did do some research and it is a bit daunting.
They have A LOT of rights...you need to be one step ahead of them on educating yourself.....

personally, I think you'd be a great landlord!!

Yes I would have in the rental agreement that any chnages including paint must be approved by you or put back to the orginal color before leaving. Damage deposit ( my DS paid in TO 1 full months rent for DDeposit) for sure just in case they do paint and don't repaint then you have that money to spend repainting. I had scheduled visits every 90 days and after the first 2 I only went twice a year as they were such good renters( second set of renters) I don't know the laws in Ont but in BC you must as the landord either supply lawn maintence equipment or do it yourself. I told my first tenant that it was their job to mow and they informed me that they would if I supplied the mower and i looked into it and they were right I had to supply it or mow myself. Be sure to include the pet policy ( no pets or size and number allowed) also include the # of persons that will be living in the house ( guest # of days before they are no longer a guest) we had a guest in our rental for 2 months I don't call that a guest but a resident. Smoking is another issue be sure that is clearly stated in the agreement. There are some really good renters that treat your house as it were their home but there are some rally good actors that make you believe that they will treat it like that and don't. The big thing here is people renting new homes and turning them into Grow Op's and then man are you ever in trouble as the landlord. Don't want to scare you just be on the lookout.

i will be taking first and last...maybe a security deposit...and outside maintenance will be their responsiblity...anything inside i will take care of...but brand new house i'm hoping that nothing will go wrong...i've got my fingers and toes crossed...anything major that requires warranty and stuff will be the builder

do you think it's ok that i stipulate that i need to see any colours that they wanna paint....i just don't wanna end up with the Satan worshiper room again...painted flat back...with the big circle on the carpet...right down the candle wax drippings on the floor :eek: :(

chances are i won't disagree with the colours...and not that they can't change them after....more piece of mind thing

oh and how often do you think i should schedule ''drop ins''...make sure everything is on the up and up and nothing is getting destroyed

charge the mortagage plus a couple hundred for profit and upkeep. Will you be taking a damages deposit as well? Who will be doing the yard maintenance/ snow shoveling?

usually quite comparable to what a mortgage payment would be based on a 20 to 25 year mortgage plus a couple hundread
