Tweaks for a Sale?

I don't have a lot of money to go a change very much. But if there are things that could be arranged differently, something (inexpensive) added to make a bigger impact...
Note: the living room isn't quite as pale as the picture shows that it is...
the pictures I have are too large to attach and my camera is broken and can't take new ones.....

thanks for the feedback, DBD, I didn't actually take much stuff out, not sure where I would have put it!
Arizona, took all the stuff off the fridge - OMG it looks HUGE now!!! (I haven't decided if that is a good thing).

i think your home is tastefully done, and there isnt anything that would prevent me from purchasing it. I think you have done a fab job!

The only thing I noticed was to suggest removing the stuff on the fridge.
You could try decluttering the book shelf in the living room too but I don't know if that would be a huge deal breaker.
Good luck, it's still early in the season yet.

I thought I'd show you. Here is the LR in my last house the day before the open house. You can see, next to nothing left in that room, nothing but one picture really and a clock to break up the wall space and they even brought in my old 5X7 carpet and swung the furniture in a way no one would ever have it,just so the rest of the room would look bigger. The empty floor space in front of the fireplace is actually about 6' deep, just a bit of a dance hall they left in that room. That house sold the first weekend (mind you it was a buying frenzy then but it was easy to go through that house once it was staged although it was impossible to live in). BTW the vacuum and mags on my side table had to be removed before the showing.

I wouldn't worry about it. I can tell you that after the stager did my house it looked totally naked to me. The way it was set up had nothing to do with how one would live in it, it was about showing the house and all it's features. for instance I thought having potted flowers on my veranda would be a nice welcoming type thing but found out I was taking the attention away from the buyers seeing how big the front window was, so flowers were bannished. anything in my built in shelves had to be clear or dark so they blended in with the dark paint so people would see the shelves not the stuff. The pictures she hung were very strategic and basically the walls were much more prominent than what I would have thought. She also took just about everything extra off the floors so people could see all the floor, how big the room was, no distractions. No extra mats, carpets, plants, anything. Same with the kitchen and bathrooms, not even supposed to have soap on the counters.

Think bare minimum in everything, just the way they do showhomes. Just the big pieces (no TV, remotes, etc.) and generally furniture moved back to show the size of the room. I wasn't even allowed to have my ottoman out away from the wall.the only real decorating touches were subtle and in places like on side tables or whatever but never anything that took up floor space or took the eye away from scanning the room.

Meanwhile, all the extra things I had were put in the basement. She said having one room full of boxes etc. was no big deal as the house is basically sold before anyone goes that far anyway so I had a whole room packed full of my stuff.

would leaving that wall bare look odd? I am out of artwork and was just at winners today and there wasn't any art work that jumped out at me to take home.(that is about the only artwork I can afford right now)....

I think your house looks nice for selling.

When I sold last time the stager who came really emphasized leaving floor space showing (making the house look bigger I guess). Using that criteria I could see removing the bookshelves from the LR and just spreading things out a bit to use the space.
