Well ladies, my DBF and I just got pre-approved for the mortgage on our house!!!! Yes this means we found a house!!! If all goes as planned our closing date will be April 30th 2007!!!! We ended up going with a new build home, from Liza. I have attached the floor plans and a pic of the outside as well.

Something else you might want to insist on is that they clean the ducts before you take possession. Builders generally leave them full of coffee cups, dust by the pound, pieces of wood and drywall...you get the picture. If you can't get them to do that you will have dust everywhere until you do have them cleaned. You might visit the house after the furnace is installed and block all the vents so nothing goes down them.
If you still can get some extras out of them, upgrade the appliances by $2000 min. Builder grade appliances are crap and barely make it through their warranties. MOre electrical is also a good one if you are going to set up an office in one room or do things in the basement. Sometimes they only put one outlet in the basement which often isn't enough.
Thanks I am going to need luck, my DBF's parents want to meet my parents this weekend, they think they should before we buy a house together ... I am scared to death of this. I hope they get along ....

Thanks everyone!!!! I am so excited, I was sure we were going to need a co-singer or something for the mortgage but we didn't, we both love the house so much, it just felt good from the min we walked in to it. I am still in a little shock about the whole thing, this weekend we are going to go and make the offer on the house, so far I have gotten them to agree to do the following up grades for FREE, one extra room of laminate flooring, and upgraded colour on the flooring, the breakfast bar, upgraded stain on the stairs and railing, the door in to the house from the garage, rough in in the basement for the 4th bathroom and there was something else but I can't think of it right now. Oh and I am pretty sure we are going to get 3 appliances with it as well. I pointed out a few ummm things (there was some faulty advertising on behalf of the builder) and explained to the sales man that he could either give me the difference in things or I would make his life a living hell... LOL

I guess I should have said that the house is already built as in the shell is up, all they have to do is finish the inside. So we still get to pick everything for the inside and get all the options and finishes we want.
news ! not too many sleeps until April 30th, although they may be late . . .just be prepared for that :)
Good time of year to be moving, too, you will maybe can get a start on your gardening, and it leaves you oodles and oodles of time to pack, too
