i know this is rather boring, but for me, i find it exciting and wanted to share......we have windows and doors now.!... :clapping: the other picture is taken standing in the living room looking into the soon to be kitchen/eating area....it certainly isnt a million dollar home but it is in my opinion......it is our little palace.....and it has been so fun watching it all come together. :) we have a nice view out the patio doors...all trees

Janet, The house looks like it is going to be lovely! Love the trees! Less than a month to go now! I hope all goes well. Talk to your insurance people and ask about the "what ifs" so that you will be clear about what you can do when the time comes. Listen to luvto and pearl-girl. I have heard some stories too. Post more pics! I think we are all almost as excited as you are about your new house!

Your new home is coming together - yeah!! Isn't it exciting - we built our previous home, so I know how you are feeling. I got excited just to have the lumber delivered to the site. Do you go everyday to check out the progress? We used to stop by on our way home from work!! I feel your excitement - your gonna have a blast decorating it. Keep on giving us pictures.
Janet, after you move the stuff in the garage make sure it is locked good because we have neighbours who got broken into a few days after they moved and took stuff from the garage and some people were saying that sometimes movers are the culprits because they know exactly where specific stuff was placed in the garage. It's a sad thing but it happens.
Anyway, hope everything will go smoothly for you.
i think this is one of the very reasons that Lawyers are totally against people moving anything earlier than the closing day....thanks pearl

if you move boxes and other items into the new garage make sure some insurance is covering the contents,
My niece moved many thing in ahead of time to her new home, only to have the place broken into that night. She was not covered by any insurance and lost 2 TV's , micro, DVD, stereo, movies, cameras , lamps, etc. Anything they could carry easily. Her insurance was only good starting the actual day she moved in for good.
So it does happen.
yes DBD we did book the truck for two days, however we booked it for the 13th and 14th, but they told us we dont have to return it until the 15th... so if we do get the 26 footer we can load most of the house the day before we hand the keys over......thanks for the tips DBD....

Just in case, worst case scenario, you might want to make sure that if you have to, you can keep the truck an extra day. At least that way you won't have a last minute panic if something goofs up.
Last two houses I sold it ended up with me handing the keys to the new owners. Just the way it went even though the Realtors were supposed to do it. The one turn over I had that went south was the new house. I had movers at one house while I was trying to do the final walk through and get keys to move in. It did not go well since I had no one to supervise the movers but the builder just couldn't do the day before as planned.
on our paper work it does say the lawyer has until 6 oclock to have it closed and the keys to us.....however, normally you go in a few days before closing to wrap most things up....and they do try and get the keys to you earlier in the day, which is my hope...or i will be one ranting lady.... :hairpull: I do plan to talk to our agent and the lawyers office to get thier take on this as well because at this point, i just cant see how its going to work......I dont think the builder would have a problem with us loading stuff into the garage, many people use to do this...although things have changed and most lawyers will advise moving anything over until its completely official.
We have not hired a moving company...far too much money! however we do have a 26 foot U Haul booked ( no guarantees for it :hairpull: ) but they will provide something.............so ask me if im dreading the moving day.....lol OH YES i am!

Sounds like you are enjoying the building process. Keep the pictures coming, we can't wait to see the finished product!
All the buy/sells I have been involved with here the time has been noon. Can't the buyer and seller just set whatever time works for them (assuming of course working within lawyer hours so cheques move as they should)?
jan in van......maybe someone with a real estate licence could confirm...but when we closed on this house...we didn't get the keys until 6pm ...the official and maximum allowable deadline...or so I was told by our lawyer...so we were moving in until midnight.....it was a long day.....but I have heard that this is normal.....crazy.....
How does this work? You have to be out by noon and then they start moving in? Are you doing your own moving? Can you get your new home - at least the garage a day early and store boxes in it? You probably have this all under control and I'm worrying for nothing.
Having just wrapped a house sale in Ontario I found the rules quite different. The 'closing time' was 3 p.m. which in BC this would have meant the new owner got the keys at 3 p.m. - no sooner. We were out in early morning and the new buyer's lawyer gave over the keys by noon - we were gone so it didn't matter. I got my cheque in early afternoon.

thank you luvto....dh will certainly enjoy his garage.....he has had somedays wondering if we made the right move....but i feel that we did and as each new phase we see in the home, the less anxious he feels.....and he really does deserve that garage....definately a man thing ;)

OMG Janet, so glad to see your home coming up......looks terrific and I'm sure you will be enjoying it a lot especially that garden/conservation view from the kitchen. Your DH will be in that garage, oh I can just see him in there, it's a man thing you know, they love THEIR garage, oh well, he deserves it.
Keep taking pictures......I'm sure you're counting the days to move in......it's not too far away, hope things will continue to go smoothly. Enjoy! :)

yes jan, the girls will still attend thier own school...........all three will be in highschool this year...grade 9, 10 and 11.....time flys! and yes on top of the 10x10 we are making more use of the basement.....they are building us two 10x10 bedrooms downstairs...so all three girls will have thier own bedroom....and still 3 bedrooms upstairs....one will house the computer, so no more computer in mom and dads bedroom.... :clapping:
Jan....we walked into the house last night....and i looked at Dh and said i cant believe that this home is going to be ours.....i still cant, i feel like im snooping in somebody elses dream home..... ;)

You should be excited. When you say just another 100 sq ft, think in terms of 10 x 10 - that's like another room of useable space. Time is really going to fly and drag now. Is this place close to where you are presently so the girls can maintain the same schools and friends? Yeah, I think it's time to start counting sleeps.
yes, NO baseboard heaters....yippee! and our living room window is much smaller so window treatments are going to be so much easier..... :D and yes when you are in the back yard it takes you away from the new development feel...its all conservation
thank you blueberry, and that is a good tip....i have taken some inside pics but not close up shots....i know they are insulating today, so i may not be too late, than again im not sure if the insulation covers or hides.
oh and i was thrilled to see that dh and i have his and her closets and they even have lights in them......can you believe that? i cant, :D we have been sharing a 4 foot closet for 11 years.
Dawn....i have always wanted patio doors.....i know its not really a big deal these days, but its new for us :)
DBD...........we close on the 14th of august and oh yes dh is hanging over his garage.....lol

That is progress. it won't be long now before the drywall is going up and it really is done. When is move date? August sometime? How many more sleeps?
So is hubby hanging around the garage when he's checking on everything?
That is exciting Janet. I love watching houses being built. You should take some pictures before the drywall is put up of where the pipes and electrical wires are so you know when you want to drill or hang something on the wall later you know what to avoid.

thank you....buying new for us was actually at the bottom of the list....but with a super builder and real estate agent....i must say they helped make it happen. It is only about 100 sq feet larger than the home we are in now, but so much more practical. New homes can be costly for upgrades and such, but it doesnt really take much to please me :) .....so we have managed to stay grounded and keep things around the given allowances. Basically we kept our head on and have no problem with what was offered within the budget. :D It is really exciting watching the progress.

I'd be incredibly excited if it was me, too! We bought our first condo pre-construction, and we used to go all the time to watch the progress...It is very exciting, and fun to take all the before, during, and after pictures to look at later!!! :)
It looks like it will be a very nice house! My dh has decided that he doesn't think he ever wants to "build" a house, but I'm still working on him! LOL
